For most landlords/property managers, there are many inherent risks that may impact the value of a property, most of which are preventable. Fires, water leaks, tripping hazards, etc are all potential threats to an investment property.
Despite having insurance coverage, the cost and time required to manage an avoidable occurrence can be both financially and emotionally exhausting.
Unless your rental properties are being inspected regularly, it is very difficult to ascertain as many tenants do not tell their landlords about these types of risks.
Missing or non-working smoke detectors
Missing or non-working carbon monoxide detectors
Leaking pipes (under sinks, basement)
Exterior Tripping Hazards
Regular inspections are difficult for many landlords due to cost, accessibility and resource availability.
As such, we are offering a ”risk inspection” service that will provide landlords/property managers with a formal report on the condition of the property.
This service includes the following:
· Inspection/testing of smoke detectors
· Inspection/testing of CO2 detectors
· Inspection of faucets/pipes for water leaks
· Inspection of fresh air inlet (cover at sidewalk-common tripping hazard/source of clogs)
· Inspection of water cover (cover at sidewalk-common tripping hazard/source of clogs)
The landlord/property manager will receive a written report that will provide a risk assessment of the areas of the rental property that pose the most serious risk of property damage or injury.
The cost of the “risk inspection” is $75 per rental unit.
If you are interested in this risk assessment, please complete the form below and we will arrange an inspection accordingly
