 Lead Safe Certification

  • Our company will arrange an appointment with your tenant (if occupied) or you to perform the lead test. This test consists of “swabbing” each of the bedrooms’ floors, the windowsills (2 tests per bedroom), and one common area (usually a kitchen or a living room).  

  • We will then submit the samples to our 3rd party laboratory for a detailed test of each sample (they used an acid test protocol).  The lab takes approximately 10 business days to provide results (but can be sooner if you want to pay for expedited service).

  • Once the EPA laboratory completes your analysis, our simplified service will provide you with the following:

    • Lead Safe Certification

    • Laboratory Report 

    • Filing instructions for Public Health Department (Or if requested we will file the results on your behalf)

In the unlikely case, if an area of the house fails the test (most tests pass), we will come back and retest after you remediate the area that has failed (remediation consists of just scraping, priming, and repainting the surface area).

Pricing

The fee for this service is based upon the # of bedrooms on the property. The City of Philadelphia requires that each "rental unit" be lead certified (i.e a single-family house is 1 certification, a duplex is 2 separate certifications, a triplex is 3 separate certifications, etc.). Our price list is as follows:

  • Efficiency & Studio - $200

  • 1 Bedroom - $200

  • 2 Bedroom - $225

  • 3 Bedroom - $250

  • 4 Bedroom - $275

  • 5 Bedroom - $300

  • Add $25 incremental cost for each additional bedroom

 Online filing of certificates with the Public Health Department

Lead Testing Services will file these lead certificates and reports on your behalf with the Public Health Department. The service will include the following:

  • Creating unit set up for each property address

  • Inputting lab result readings for each leased unit

  • Uploading the lead results & certificate for each leased unit

  • Finalizing and authorizing the lead submission

The cost for this service is as follows:

  • Input fee per leasing unit:                     $20 per unit
