Lead Law Update (FAQ Series): Why do I need one rental license for my multi-unit yet multiple lead certificates for the same multi-unit?

We are regularly receiving questions regarding the new Lead Law and have created a weekly “Frequently Asked Questions” (FAQ’s) forum for you as you desire to become more informed of the Lead Law and its complexity. 

This week we are featuring a common question: Why do I need 1 (one) rental license for my multi-unit property, yet multiple lead certificates for the same multi-unit?

Answer:  The Public Health Department does not consider your rental license as a basis for the number of lead certificates but rather determines the number of lead certificates required based upon the number of rental units in the building.

For example, if the landlord owns a triplex, per Licenses & Inspections, this requires only 1 rental license.  Yet, the Public Health Department requires the landlord to submit three (3) separate lead certificates for this triplex.
