Lead Law Update (FAQ Series): Omg, I have a February 28 Rental License renewal-what happens if I don’t have my lead certificate by then?

We are regularly receiving questions regarding the new Lead Law and have created a weekly “Frequently Asked Questions” (FAQ’s) forum for you as you desire to become more informed of the Lead Law and its complexity. This week we are featuring a common question:

 Question: Have a February 28 Rental License renewal, what happens if I don’t have my lead certificate by then?

Answer:  This is a huge issue for many landlords as it is estimated that over 50% of rental licenses renew on February 28th (which was the old rental license renewal cycle, established years ago). According to Philly 311 & Licenses & Inspections, if a landlord does not submit their lead certificate prior to February 28th, 2021, the landlord will not be able to renew their rental license.  BUT, there is a 60 day grace period that allows for the landlord to submit the lead certificate after the February 28th due date.

So, the only downside of missing the rental license renewal date is that landlords will be charged a 1.5% fee per month (which is only $1.65 based upon a $55 per rental license fee).

 It could be worse.
