Lead Law Update (FAQ Series): How many “test readings” are taken for “lead free” vs a “lead safe” test?

We are regularly receiving questions regarding the new Lead Law and have created a weekly “Frequently Asked Questions” (FAQ’s) forum for you as you desire to become more informed of the Lead Law and its complexity.

This week we are featuring a common question:

Question: How many “test readings” are taken for “lead free” vs a “lead safe” test?

Answer- “Lead Free” test readings must be taken from each room on the property. All walls, ceilings, sample of baseboards, sample of a door, and a sample of a window have to be done for the property. This includes bedrooms, living and dining rooms, all bathrooms, and the basement. Sample readings throughout the exterior of the property must also be taken. This would include walls, windows, doors and all exterior trim. Sampling is performed based upon a grouping of common components:

• Apartment units-walls, floors, trim, baseboards, etc. 

• Common areas-laundry rooms, lobbies, hallways, etc. 

 Additionally, substrates (brick, stucco, siding, etc.) are tested using the same random methodology. As an example, in a 3-bedroom house, approximately 40-50 readings are taken (versus 9 samples for “lead safe”). “Lead Free” testing for a 3BR house can take a few hours and therefore is more costly.
